Rachel Cope is a Snohomish and King County, WA REALTOR® specializing in negotiation, inspection strategy and creative deal structuring.

I got into real estate after buying a money pit and selling it in the 2009 crash. That taught me an inspection report isn't paperwork — it's the line between a home you love and one that drains your time, money, and relationships. I don't hand buyers a report and say "let me know if you have questions." I recently walked a buyer away from a home after finding 27 inspection items and $100K in hidden repairs.

An agent willing to lower their commission to buy your business will just as quickly lower your price when it gets hard. You're not paying for the sale — you're paying for the experience and judgment to say no when it matters.

If your home didn't sell the first time, that's a strategy problem, not a you problem.

Serving Snohomish & King Counties-including Mukilteo, Everett, Bellevue, Kirkland & Redmond.
