The Polanco Firm

Facing foreclosure in New York, or representing yourself in court? Start here.

The Polanco Firm makes plain-English videos for New York homeowners and self-represented (pro se) litigants. Each video takes one real problem and shows you how to work through it: reading an affidavit of service, checking who owns your mortgage, the six-year foreclosure clock and New York's Foreclosure Abuse Prevention Act (FAPA), counting court deadlines, filing on NYSCEF, looking up your case online, and getting the most out of legal aid or a lawyer.

Every video comes with a free written guide you can print and bring to an appointment.

The Polanco Firm is an education resource, not a law firm. Nothing here is legal advice or creates an attorney-client relationship. For advice about your case, talk to a licensed New York attorney, legal aid, or your court's Help Center.
