4728 west 1st street

4728 W 1st Street, Santa Ana, CA 92703 — a freestanding retail/office building on a ±9,583 SF C5-zoned lot on one of Orange County's most trafficked commercial corridors. Direct W. 1st Street frontage and private rear parking, with a rare land play: paired with the adjacent 4802 W. 1st Street parcel, it anchors a potential ±18,295 SF assemblage for mixed-use redevelopment under California's SB 6, allowing residential units on commercial land with no rezoning. Near a planned 9-story mixed-use tower and a 60-unit townhome project, where for-sale units trade at $850K–$950K.

Offered via voluntary online auction through GlobalEstateHub.org, Century Real Estate, and Bidhom. Starting bid $1,655,000. Auction opens October 9, 2026, 8:00 AM–12:00 PM PST.
