UPDATE 22/06/2013!!! There is a new root exploit that works by DoomLoRD. I attach a link below. It works for Sony Xperia Z, Tablet Z, XPeria S, Xperia SP, Xperia T and Xperia Acro S. It does however contain a bootloop bug so please read page 13 in the thread below for a fix, otherwise just use the method shown in my video with downgrading and using the old exploit.

UPDATE !!! Newest .307 firmware now available. Follow the video and instructions below just download .307 files instead from xda thread:
http://forum.xda-developers.com/showt...

This method works on both LOCKED and UNLOCKED bootloaders. If you are on .253/.307/.423/.244/.267/.569 you will need to downgrade first (watch video). Make sure you do a full backup as you will need to do a clean .434 install or you will get bootloop. You can get .434 ftf from the thread below:
http://forum.xda-developers.com/showt...

-Here is the original xda thread with download links:
http://forum.xda-developers.com/showt...

-make sure you install the newest Flashtool from the official developer's website (it now supports Sony Xperia Z, so no need to use the Beta version from xda thread) : http://androxyde.github.io/index.html...
In flashtool you can flash a stock .tft firmware version .350 or .434 and then follow the guide above. You do NOT need to delete data coming from .434 or .350 but make sure you UNTICK wipe data and cache.

The rooting method in this video was described by:

Make sure you thank the guy once your rooting is completed and donate to him if you can.
