Hey, this is Charles Blair, the Mad Scientist, and in this video I'm going to give you, what I like to call, my Top 10 Steps to Closing Your First Deal in 30 Days or Less.

Step number two revolves around Lead Generation. Let's look at all the different marketing campaigns that's out here, so as the investor, if you don't get leads, if you don't market, you won't get deals.


Let's look at one of my favorite formulas, marketing plus offers equals profit.

Now what I mean by that is this, if you do all the marketing that you can for your real estate investing business you should be able to get offers that you're putting on properties, so the more offers you're able to put on properties, the more opportunity you'll have to close deals. Let's look at some of my favorite marketing strategies, marketing strategy number one that I like, it's absentee owners.

I love marketing to absentee owners, these are investors that live in a distance from a subject property, or they live in another state, and the reason why I like this strategy is because these investors have distance between their property and the property that which they live in. So you could have a great opportunity finding a motivated seller that's an absentee owner. Several other marketing strategies that we love, probate marketing, we also love driving for dollars, we also love strategies that revolve around bagged signs.

We can also include in that mix divorce marketing, we can include bankruptcy, and so on, the list can be endless when it comes to different marketing strategies for Lead Generation. So think in terms of leads coming into your business, and in order for you to service those leads you have to have marketing strategies.

Now it could also be online marketing strategies, strategies like Facebook ads, Craigslist marketing, search engine optimization, as well as search engine marketing.

So don't just think in terms of direct mail, think in terms of the whole spectrum of marketing strategies you can use for lead generation. So you're starting off with the strong foundation, and then you're starting to move down the path to step number two, to Lead Generation.
