Capital markets activity levels have been on focused on the coastal and primary CBD markets, with suburban and secondary markets starting to make a slight rebound. Jones Lang LaSalle�s Jim Postweiler expects 2012 transaction volume to exceed 2011, with a healthy buyer appetite for core properties and lending for secondary markets is coming back ahead of the equity. He�s seeing a wide range of cap rates with compression occurring on core properties with long-term credit tenant leases.
