Friday 3 November 2017. Melbourne, Australia. Richard Salter, Structures Leader, Victoria and South Australia, Arup, presents at the 2017 Australia Conference Melbourne Program Session 3b: Utilizing Challenging Sites in Compact Urban Cities.
This presentation demonstrated how to enable viable commercial developments in our cities – on sites with rich history and complex in-ground and ground-level constraints – through engineering-led solutions (i.e. incorporating intelligent analytic tools) which first respond to constraints and subsequently inform the design, as opposed to an approach where an unviable design solution is forced onto the constraints.
A project at 271 Spring Street is an air rights development in Melbourne that is situated over four underground rail tunnels, three separate easements, and a right of way. It is encircled by existing heritage buildings and archaeological significance. The site's constraints had left it undeveloped for almost twenty years. The client engaged Arup to work with the architects and lead the design with a structural solution that would support a commercially viable development.
Utilizing ground-level stiffness models, as well as finite element geotechnical and tunnel stress analysis, Arup analyzed superstructure and foundation concepts that would complement and support the site's constraints; innovative analysis has facilitated an intelligent, coordinated solution that is readily constructible. The scheme combines façade, rooftop, and superstructure-bracing elements in combination with a side core and shallow foundations to successfully facilitate an architecturally stunning building with a multi-purpose floor.
