My parents actually come from a commercial fishing background here in Alaska. They started a company, called McKinley Mortgage, out of their college dorm in Fairbanks, Alaska. Alaska Financial Company is a pooled trust deed investment fund. So, what that means is, we have over 200 clients that are currently invested in Alaska Financial. We take those funds and we buy privately held real estate notes for cash at a discount. By doing that we are able to pay investors a fixed 6 to 8% return for 5 years with no fees and we buy real estate notes that are in between a 10 to 12% return on our investment. We make the spread as a difference. We're an ideal piece for investors that want stable income, either inside of or out of a retirement account, and that wants to earn a fixed 6 to 8% return for 5 years.
One of the advantages of trust deed investing is it's backed by tangible, real estate equity. Whenever we buy a real estate note, there's always a piece of property that--on average--is worth twice as much as the balance of the note. That lowers our risk and lowers your risk as the investor because there's real security behind the investment.
