What Is A Home Inspection Or What Should A Home Inspection Be In Everyday Language.

• A home inspection should be a minimum of four man hours. Couple of points -- "man hours" is generic usage referring to total time. One of my best inspectors is a woman. Hi Sherri! Four hours is a minimum time, in my opinion, to get an in-depth, careful comprehensive home inspection. A to Z Inspections is always a two person team and our minimum time is two hours with two people.

• A home inspection should be a detailed look at your prospective home by professionals. Everyone claims professionalism. Ask for credentials. For example, in Oklahoma, about half of our 'licensed' inspectors are 'grandfathered into licensing' and have never had to take any test whatsoever to inspect your home. Every A to Z Inspector is required to have passed the National Home Inspection Exam. Professionalism is exemplified by active membership in a real professional association. (There are several "online" organizations . . . send in your money and you are a 'certified' professional.) The only active organization in Oklahoma, with monthly meetings, annual conferences, continuing education, elected officers, is ORCIA -- Oklahoma Residential & Commercial Inspection Association. ORCIA is a national affiliate of ASHI -- American Society of Home Inspectors. ASHI is the oldest, largest, and most stringent of the professional home inspectors associations. Every A to Z Inspector is an active member of ORCIA and most have been officers in the association.

What Is A Home Inspection?

• A home inspection full final report should be delivered and reviewed on site so that the inspector can explain, point out, and answer questions you have while showing you exactly what he/she is talking about. Pretty bound reports delivered a day or two later lose tremendous clarity and value. I would never accept a home inspection that was not going to be delivered to and reviewed with me onsite. Obviously, A to Z Inspections provides full final reports on site.

• Good home inspectors are like good GP physicians. They know a lot about the components of a home and can identify symptoms that indicate you may need a specialist: a structural engineer, an electrician, a plumber, etc.

• Home inspectors should be looking for these three things:

o Is it broken?
o Is it safe?
o Is it working as intended?

• Home inspectors should respect and appreciate real estate agents while remembering that they work only for you, the person/company that hired them.
