Santa Clarita Real Estate Inventory -- MLS is Pretty Useless

Hello everybody, it's Mike Bjorkman, Santa Clarita Real Estate Agent and Broker. I wanted to talk today about inventory. People in Santa Clarita are absolutely freaked out, and I understand why. We have less then 300 homes between Castaic and Acton. We're supposed to be somewhere in the 15, 200, 3,000 range. According to Carr, the numbers that I worked out, there's about 20 buyers out there for every home. The MLS right now is pretty useless. You're going to have people just pouncing on these homes, and trust me, we have it every single day. It's very frustrating. Do we get most of the homes we go after? Yeah, probably, because of my relationships, being out here 20 years I know everybody. Don't get me wrong, that's a great point. I want to talk to you about doing things that agents won't do or can't do. That's what I specialize in and have trained my team to do the same. We will go after homes, we will door-knock on them, we will do strategic mailing to the exact floor plans people are looking for. If you want a pool only, RV parking only, view only. I have the market knowledge to know where to send those letters to get that handled.

Also, another great avenue for me to find inventory for you is our SUV network group. We are the absolute top agents in this town. There are about 20 to 25 of us at any given time. We control 30 percent of the market. Now that number does not seem that interesting until you picture a street with ten signs on it. We're selling three out of ten, 20 people out of 1,500 people, very powerful. What we do is we get together weekly and exchange our buyers and sellers, try to find homes for them before the signs even go up. If that makes sense to you, you'll understand, and wow, what an amazing way to find property, before the signs ever go up. Also, I own SCV leasing. We have thousands of active owners in our database and we have 350+ being managed right now. I have more in my rental inventory than is actually even on the market right now.

When these prices go up, these owners want to sell. Who do they talk to do you think, me of course. Hey Mike, what's my home worth? I'm thinking about putting it on the market. Great, John, just so you know, I have a buyer for that already because we have so many buyers in our database. See how that works? With the leasing company we're in control of an even bigger piece. Trust me folks, over 20 years of collecting names, phone numbers, email addresses, I have an active database of people in Santa Clarita like no other. We have the technology and the successful email market plans to keep in touch with all of these people. When looking for a home, you're one of my buyers, I'm going to find you one of those homes.

We are way more aggressive than anybody else out there because we have the tools, the technology, the drive, the reputations and the relationships to get this handled. If you are one of those people in Santa Clarita and you're relying on your agent to email you listings, or if you're just starting out and really want to find a good home that you don't have to overbid on... These particular homes that our average price range, 350 to 450, it's not uncommon to see multiple offers the first day, overbidding of $25,000, $50,000. There's people removing contingency appraisals, removing their contingencies before they even get an appraisal. It's crazy out there folks. Call me 661-212-8075.
