In this business, it's important to find the ones that "get it" and will work closely with you because they can bring you a ton of deals. These foreclosure specialists focus on these type of deals and can be great assets.

In many cases, most buyer agents will want you to sign a buyer agent agreement. This is not a bad thing at all. They just want to make sure you don't go around them and buy a property they showed you. As an individual buyer, there are no problems with this.

You'll want to read through the agreements carefully so you know what they say. As an investor though, you need to be careful with the wording because you can't just work with one agent. Any agent that understands the agreement will understand your position and be fine with it.

Work on the oldest listings first because all the other buyers don't follow up. More deals have been done through the follow up process than anything else. So get these agents to send you market data, comps, etc and let them do what they do best.
