Since their inception over than 100 years ago, asphalt built up roofs have earned a reputation as tough, durable and resistant to abuse and foot traffic - but even a built up roof won't last forever. What do you do when your asphalt flat roof is nearing the end of its life expectancy?

Left unmaintained, over time the harsh UV rays of the southwestern United States oxidize the surface of an asphalt built-up roof, producing a chalk-like residue. As plasticizers leach out of the asphalt a built-up roof eventually becomes brittle and begins to blister and crack, allowing water to penetrate the roof system and cause leaks.

At this point you may have the option for proactive cleaning and maintenance to hold off leaks during a rain or monsoon season, but eventually you will either need to tear-off the existing roof and install a new system, or look to have Starkweather Roofing install a seamless, energy efficient built-up roof restoration coating system.

Roof restoration coatings stop leaks and extend the life of your existing asphalt roof by 10 or more years without the additional costs of tear-off, disposal, and installation a brand new roof. Another benefit is return on investment. Reflective roof coatings are cool roofing systems, which lower your energy consumption. They serve as a sacrificial layer to the elements, reducing thermal shock roof damage to the building by moderating natural expansion and contraction.

Starkweather Roofing installs a restoration coating system over a built-up roof by first erecting a fall protection system (as per O.S.H.A. requirements) and a controlled access zone for the protection of the public or tenants of the building. We clean the entire surface by power washing the entire roof to remove dirt, oil, and any loose materials. Next we remove all blisters, ridges, and loose material then patch all known leaks, penetrations, flashings, cracks, and splits as well as reseal all vents, pipes, drains, scuppers, and ductwork using acrylic caulk and a polyester mesh. Air conditioning units and coolers are raised as needed to properly roof underneath, then new redwood blocks are installed under the units. Any deteriorated metal is replaced, and an application of roof coating is installed to the entire roof surface, back-rolled to assure proper adhesion. A final application of roof coating is then installed to the entire roof surface perpendicular to the prior coat to form a seamless protective membrane that produces a durable, weather-resistant, energy efficient surface and that can be walked on for normal maintenance. Finally, we clean the job site and haul away all roofing-related materials.

In many cases (assuming twice-annual preventive roof cleaning and maintenance is performed) this process can be repeated every 7-12 years, avoiding the need for more expensive tear-off and replacement.
