This magnificent Spanish Colonial Hacienda dates back to the late 1800's. Remarkably, it has been fully restored to its former glory.

Conveniently located close to Guadalajara, the property is just 20 kilometers west of Guadalajara on the road to the famous town in the state of Jalisco, Tequila. "La Casa Grande" or the main house has two floors,10 bedrooms, each with their own en-suite bathrooms, a living room with a fireplace, a kitchen, a game room, an office, a chapel, an enormous terrace with the capacity to seat 100 people, a 10 car garage with extra parking for up to 100 cars in the garden area, a cottage for employees, 5,000 square meters of orchards with fruit trees and a winery, a 2,000 square meter rose garden with a fountain, a large independent water well and a swimming pool with changing rooms.
The location of the Hacienda Las Palmas could not be better. It is only 30 minutes away from the Guadalajara International Airport. The Hacienda is 20 minutes from the Periferico Highway of Guadalajara with access through the Nogales road. To get to the Hacienda, one can take either highway 15 to Tequila or highway 70 to Ameca, both are excellent roads which permit easy access to and from Guadalajara to the country. Hacienda Las Palmas is located in the heart of Huaxtla in the Municipality of Arenal, in the state of Jalisco. Las Palmas is located close to Villa Palmieri, which is also for sale and can be purchased separately or together with The Hacienda Casa Las Palmas.

Hacienda Casa Las Palmas has been called, "The Montalveña". The name is taken from the popular Mexican soap opera, Distilling Love, which was originally filmed in San Antonio de Las Palmas. Construction of the original building began in 1889 by Don Antonio de Rábago. He was associated with The Don Odilón Orendain society and heir to the Huaxtla fortune. Since 1907 the Hacienda has seen many different owners. At one time the building was used for the storage of agave heads, seeds, fertilizers, carts and tools. Interestingly, the present owner of the Hacienda is related to the original owners. He bought the Hacienda in 1994 and soon after began the careful, tedious job of reconstructing the Hacienda according to its original Spanish Colonial style.

The finishings of the house are luxurious and come along with all the modern amenities for daily convenience. An incredible pathway up to the main entrance to the house is made out of cobble stone and it is exquisitely landscaped. The interior floors of the house are made out of an industrialized clay called barro which is actually compressed ceramic silicon sand. The barro was manufactured especially for this property in the state of Coahuila. The walls of the house range in thickness from 90 to 1.50 meters or 3 to 5 feet wide. They are made out of adobe brick. Wooden beams support the roof, 4 meters high on the ground floor and 3.5 meters high on the top floor. The entire ironwork on the building is hand-crafted and the walls and columns are made of quarry stone. The windows are glass and the door and window frames are pine. The dining room has a chamfered ceiling. The lovely tile in the kitchen and bathrooms is called Talavera Tile, a very famous and handsome tile from the state of Puebla. All of the electric and bathroom installations are in perfect condition.

The property has the following facilities:
A 12 cubic meter capacity water tank which is a complete source of irrigation for the gardens. It holds up to 10m3 of water plus another tank which holds 5m3, plus an independent water well which supplies the property with two "grunfos" or water pumps. In addition, there is another water pump which supplies water to the garden. The amazingly low annual cost of the water supply plus drinking water, electricity, telephone, gas and property taxes is only $1200 USD dollars.

Administration costs which include security, maintenance, gardening and cleaning are approximately $900 USD per month.
