Okay, I'm calling BS here. If you borrow $4 million to buy a building and rent it for $10K you will not be able to make you monthly payment. Even if you got a 30 year loan (which is often not possible on commercial real estate) at zero percent interest, you're payment would be over $11K per month. What these so call gurus don't tell you is that when you can't rent your office building or your tenants don't pay, you still have to make the payments to the bank and are personally responsibly.
