If you are aware of homes that meet your buyer's criteria but those properties are not in the MLS, must you show them? If so, how do you get paid? And are you required to search for all homes outside the MLS your buyers might want?
Agents shouldn't be working with a buyer who hasn't hired them in the first place. Having a signed Buyer's Representation agreement is the first thing a PROFESSIONAL would do. It lets the buyer know they are responsible for making sure we get paid, even if they end up writing the check. I would suggest that getting the FSBO to sign an agreement is the second thing we do, thereby relieving our client of the obligation to write a check.
