It looks like there's a lot more water damage than just the roof/ceilings. A flipper is probably going to end up replacing a lot of walls/framing, too. And if you're in there, you might as well do electrical/fixtures, too. A talented designer and contractor could make that a really nice property.

Are you kidding ? Fix the entire roof for $9k.... pull out the carpet and fix up the bathrooms... it's a nice place at that point.
