Critical Success Factor #2 for being a successful and yes HAPPY rental property owner is tenant screening.

I have a rigorous tenant screening process, and even though I hate having vacancies I'd rather let my houses sit vacant for a month than accept a tenant that doesn't fully meet my criteria.

And the proof is in the pudding - here is a house of mine that is turning over now.

  • Even though you screen them very well. I would still have check up on the house every 3-4 month just in case.

  • all I can say is that you lucked up, Good for you, not sure of where your located, but "I'm in Detroit and have doing this for almost 20 years, and what I've found out is, even the best tenant unders conditions of eviction will leave your place bad, and I keep my places empty for longer than a month to try and find that near perfect tenant, check my tenant hororr stories video's out
