For a long time I taught that there are 5 reasons that we would accept in a hardship letter at the bank: Divorce, Unemployment, Rate Change, Military, Job Relocation. Since then I've simplified it down to the two reasons the bank will accept a short sale so any agent can help their clients present an effective hardship letter.
The biggest problem with the hardship letters I saw at the bank and since then have seen working with homeowners is that they disclose WAY TOO MUCH! At the bank I knew I only had to read the hardship letter to know where I could gain leverage on the borrower and the agent representing them.
