I think I might be over my head. I have a buyer and his criteria includes reos and short sales. for what he wants, I think the only way I can accomodate his wishes is TO DO REOs and short sales.

A lot has changed in a year. It's not about profit, it's about helping out distressed homeowners to keep their homes and if that isn't possible, short sale their home and have the second mortgage satisfied and not come after the homeowners in the future.
