$156/sq ft does seem like a decent value, there are definitely some negatives that will be hard to overcome for some buyers. What the hell is up with that retaining wall?

Cool house. I would buy it if I had $650k. :) Really love the showers, I would like to have a shower like that but around here bathrooms are as big as closets. :(
