I'm a professional appraiser. I thought you did a good job. Few small problems, but got all the basics down. Size does equal real money so a professional might be a good idea before you buy or sell. But, if you just want to get a general idea, this is right on track!

If you cant find one with full E & O, look for a company that will cover at least the full deductible amount on your insurance.

Exactly yes, to an extent.
If you want full coverage be sure the professional company you use carries at least $1,000,000 to $2,000,000 in errors & omissions insurance (Literally ask for their documentation if they are providing this type of guarantee, this is very important) there is ALOT of liability that can still be left up to you/your company to cover if the company lies about there insurance. Than to top it off, chances are your insurance wont cover you because u didn't do it yourself.

ummm . . . the landlord might need to know the measurements to tell you. no?!?! how does a landlord know the measurement u ask . . . . he measures it by himself or he hires a professional . . . . .
