Lease Option Fears and Licensing
This episode of leasepurchasetv answers a question that I get all the time and that is ""Todd do I need a real estate license to be in the lease purchase or option business?" Before I get into answering that I'm going to dig into the root of that question because in my opinion it's about fear and busting through barriers. I get this question from one of two people. The first is the people who are brand new in this business and have no idea if they need a license to be involved in real estate and if this is you, fine, I want you to take the suggestion in this video and make it happen. But, if you've been looking at this business and you're watching my videos or maybe you've been thinking about getting into real estate for a while and you're just stuck on this issue and you haven't talked to motivated sellers, and you haven't gone on market and taken action, this video is for you. It doesn't even have to be about this issue because I really want to dig into the root of it all and that's fear. Right? Maybe we're scared of failing; or scared of the small details of this business so nothing ever happens.
Think about the big picture. To get there -- to get to your dreams -- you have to take a decisive, swift, massive action and do it at the pace -- at the speed -- of insanity. You cannot let these small details keep you down. Everyone who is going to get in your way, everyone who is going to discourage you, all the dream stealers get them out of your life because that dream right there is the most important thing you and your family or you and your friends, you got to get there and close off your life to everyone who is not going to help you get there.
Now to answer the first question, I'm going to give you three different options and at the end of this video I just want you to choose one and do it and make it happen; go out there and start marketing and basically be on your path to doing your first or next deal. Now I've been doing this business 10 years -- or 12 years now geez -- as a principal -- meaning that I have represented buyers or sellers and majority of that time I have not had a license. As a matter of fact my local Department of Real Estate has found me to be in 100% compliance even if I didn't have an active real estate license.
However, you may still think you do need a license so I'll give you another option -- this is not my preferred method -- but you can go out and get a license but don't wait a month from now. Right now after you've watched this video, go online, sign up for the real estate test and go get it. Move at the pace of insanity and go ahead -- go after those dreams. If you want to quit your job tomorrow, okay, then go ahead and take action not tomorrow but today.
Now the third option you have if you don't want to get a real estate license -- and this is my preferred method if you want to go the licensee route -- is go and get an agent who'll fill your property. They can meet with your buyers, they can return all the phone calls, and they can do all the showings. You're going to have to train them; that's fine. Give them a nice little checklist and they can fill your properties for you and that way you're not dealing with any licensing issue. You don't need to be a broker; they can work for a broker and make it happen.
I talk more about this in my Lease Purchase Insiders Circle but the fact of the matter is you choose one of those three and make it happen today. It may not even be about licensing, maybe you're scared to talk to motivated sellers or maybe you're scared about locking up a property and not being able to fill it. You guys, it's okay to fail but you got to take action today and the more times you fail -- guess what -- the more likely you are to succeed and collect that first five-figure pay check.
