1. Fix It and Complete It.
If it is broken or doesn't work properly fix it. If you start a project, finish it. Buyers want move-in ready not a work in progress or a money pit and they will always over-estimate the cost of repairs and updates. Do the work for them and receive a better offer.

2. De-clutter.
A cluttered space never leaves a good impression. You want the buyer to focus on the features of your property and imagine their own items in the space. This is very difficult to do if there is too much of your personality on display. Pack up early. This includes out of season clothing, valuable collectibles, most family photos, magazines and papers, awards or trophies, and extra toys. Anything that you have not needed in the last 6 months or anything that is hiding a valuable feature of your home like counter space should be removed during the selling process.

3. Clean, Clean, Clean.
Every thing should sparkle! Mop, dust, vacuum, wash windows, baseboards, ceiling fan blades -- every thing. Steam clean carpets if necessary and polish hardwood floors until they shine. Remember people will look in your closets, cupboards, medicine cabinets, and yes even the refrigerator. Also pay particular attention to odors. Bathe the pets, use a fabric refresher spray, and do not just cover the odors with air sprays, room plug-ins or burning candles - eliminate the cause.

4. Let the Light Shine.
Limit the bold color choices to accent pieces in a neutral background. Repaint strong colors in neutral tones and remove wallpaper for the broadest appeal. The neutral background will make the room appear larger and allow for continuity between rooms. Open the draperies and blinds, let the natural light in. Also make sure there is sufficient light from lamps and that ceiling fixtures are updated. Ask me about a color analysis if you need help choosing the right colors.

5. Curb Appeal
You need to grab the buyer's attention as they drive up, if not, they will drive right by instead. This is your first chance to make a good impression. Make sure all debris is cleared away, walkways are clear, windows are washed, the lawn is mowed and the flowerbeds are weeded. Give them something to enjoy at the front door while the agent is unlocking the front door -- a nice welcome mat, door wreath, seating group.
