What happens when tenants don't pay, and you cant service the shortfall, is the trust put at jeopardy ??

For now just 2 quick questions.
I have 2 properties in my own name (which I bought before I became a member), and intend to buy the next from a new development via the double trust structure.
1) Will the bank take my existing properties (in my name) into account when deciding to grant the new bond or not ? Therefore, will my personal credit capacity influence the capacity of the trust ?
2) Will a declined refinance application also influence my credit record?

I believe in the Treoc way. Unfortunately I started at the wrong time and it will take me about another year or 2 before I can re-finance. I have bought 8 properties in the last year and I promise you they cost me very little. Thanks Coert.
