It's time to showcase another DTLA property! As part of my Downtown LA Series, I'm at the Eastern Columbia, located at 849 S Broadway. I should also note that this building is of architectural and historical interest, and was redesigned by The Kor Group in Los Angeles. The building is also a Mills Acts property, which affords owners of units in the building a sizable reduction in property taxes.
My goal with this series is to increase awareness in regards to the housing market downtown, and to show what an affordable price point it is for buyers who live, work, and play Downtown.
Downtown Los Angeles is an urban housing area with an active arts district, big business, and entertainment hubs LA Live/Nokia Theater/Staples Center. This unit at the Eastern Columbia is priced at $289,000 with HOAs of $549 at time of recording. Parking is included in the HOA dues.

@nadagain Hi nadagain - you know, HOAs in the 500+/mo range are pretty standard in DTLA, and especially if it includes parking. There are a couple buildings with lower HOAs, but you will have to arrange for parking separately which can cost $150-200/mo. There's also the Toy and Biscuit Lofts that are more south and east with HOAs in the 300s that come with parking, but for the most part, 500+ HOAs are the norm.

Thanks for the video. I love the Eastern building. I'm thinking of buying some rental property there but those HOA fees are outrageous. Is that pretty standard with most buildings in DTLA?
