I think you all are overreacting. It would be obvious to any potential buyer (as it's obvious to us) that this place is in bad shape. Many of the points he makes WOULD be relevant to someone looking to fix it up. It's his job to sell the place, and he's supposed to put a positive spin on whatever's there, and he did -- the fact that it did sell probably means the price reflected the actual state of the place, not that someone had the wool pulled over their eyes.
