@tenoki Sorry for such a delayed response. I didn't know this video was commented on. If you want to know more about birddogging, you can read my article on the BiggerPockets discussion forum. It is in the "Starting Out" section and was actually made into a "sticky" post and is listed a the top of that section. Because it is a sticky, it should always be at the top of that section.
