This week's stats include Barnegat Township and Ocean Township (Ocean Township is better known as Waretown). There are currently 456 homes and condos for sale in Barnegat and Waretown. In the last year 315 have sold. Looks like things are popping. Maybe the market is finally starting to turn around.

The Nature Center at Wells Mills Park offers a great display floor, a library, and the third floor "Elizabeth Meirs Morgan Observation Deck" which is dedicated in the honor of a very active naturalist and conservationist in Ocean County. Wells Mills Lake has trails winding around it, perfect for hiking through the 900+ acres of Pine Barrens located within Wells Mills County Park. There are several marked trails which range from easy to advanced, varying in length and difficulty.
In season, canoe rentals are also available at a nominal cost. Canoe lessons are also available during summer months. Wells Mills Lake covers 34 acres, and is a perfect place to learn how to navigate a canoe!

The first really cold day you spend in your new house is way too late to find out that the furnace doesn't work. The one condition you should always include in an offer to purchase is a home inspection. Find out how much it will cost to fix any defects and determine if you've negotiated the deficiencies in the agreed sale price or if you have to ask the seller fix them or possibly deduct the estimated cost from the final sale price. If the seller won't help bear the costs, and you want to go ahead with the purchase, make sure you can afford the necessary repairs on top of your mortgage.
And in NJ home inspectors must be licensed.
