Breaking a lease is almost always considered a legal breach of contract, even if a tenant has a good excuse. Here are some exceptions to the rule.

To complete this How-To you will need:

Notification of intent
Permission to break the lease
An attorney (optional)

Step 1: Notify landlord

Notify the landlord of your intent to leave the property before your lease is up. Try to get written permission to break the lease. Read the document's wording carefully.

Step 2: Help landlord find new tenants

Offer to help the landlord find new tenants. Provide the names and contact information of people who may be interested.

Tip: Many states require landlords to mitigate damages by making reasonable attempts to re-rent an apartment or house once a tenant gives notice of breach.

Step 3: Visit HUD web site

If your landlord won't give you permission to break the lease, visit the U.S. Housing and Urban Development web site to learn what your legal options are. Landlord-tenant laws vary from state to state.

Tip: Legal exceptions that favor the tenant include when a landlord refuses to make necessary repairs or isn't providing basic utilities.

Step 4: Consider an attorney

Consider hiring an attorney especially if the landlord won't release you. Affordable and even free attorneys specializing in landlord-tenant laws are available through state agencies and nonprofit organizations.

lease is a bad option never lease im stuck in one now rent to leave when ready is great you dont have to commit i want to move to a cheaper place but i cant my landlord dont have to work cause of me his house was paid off befor we moved in so he realy has nothing to work for he lives off of me i told my wife moving here was a bad idea but she loves the nieborhood now were are stuck for another year or so i will never lease again you benifit nothing by doing this

Well im a landlord and what i do is print up a false contract for permission to break the lease.For a 900.00 fee.Then tennant gets a notification for payment continuation on the lease until its payed up.If confronted i deny all documents giving permission to break lease. i get away scott free.I charge a mandatory 125.00 fee for carpet cleaning, if i catch you cleaning carpets its 250.00.I get at least 85% of your lease in my pocket . none of you can do anything about it.

i got a lease from a bank, but then i learned i had to pay it back, so over the course of a week. i started shitting into a cooler and pounding it into a rancid liquid with a baseball bat, and at the end of the week i walked into the bank with my shit cooler and opened it and spun around shooting my rancid shit soup all over them.
