I never met anyone who said "i'm so happy that my REALTOR made so much money" No matter what, when a REALTOR gets paid it seems unjust or misunderstood. It could be because the REALTORS job in undefined, intangible and the compensation does NOT have an assignable value. The same way people have a misunderstanding about paying Lawyers. For REALTORS compensation is usually a % of sale which is in no way reflective of performance or merit.
It's called performance based compensation. If the realtor charges you a flate rate per transaction, the realtors motivation is to simply sell the house regardless of the price you receive; you could even argue that a realtor would actual want to undervalue your house to sell it as quickly as possible. Using a percentage based compensation model offers an incentive for your realtor to generate a better selling price so that their commission is higher. compensation = value to seller.

From the buyer/seller perspective, who cares if a criminal RE broker takes a 50% cut? That - and the fees - are irrelevant; they don't translate into a better service for the money.
The industry is run like an illegal cartel - because it is. People hate realtors or hate paying them because it's expensive, they have no choice, and 95% of realtors are idiots touting "now's a great time to buy". I've yet to meet a realtor that's competent AND honest.

@myfantasyfaces harder to sell the million dollar home? no. $m in DC/NYC are everywhere, and a $1m house in those cities would cost $200k in say Idaho. Same amount of work, same demand, just a completely criminal system. My RE license instructor said "commissions can't be fixed and are always negotiable [wink wink wink], but most customers con't know that and you don't have to tell them either". Talk a rigged game, it just doesn't get more unethical or malicious than this.

it's harder to sell the million dollar home because it's a smaller market that can afford to buy it. Also the commission is often split with the brokerage in the range of 50-90%. On top of that a realtor has to pay fees to brokerage and realtor associations which are in the thousand range and deduct their marketing expenses.
