    Thank you for your teaching and info.

    I live in Los Angeles and here the real estate market is a very hot 'sellers market'. There are multiple offers, for 5 to 30 offers on most REOs. I want to set up the 'Yellow Letter' marketing campaign to FSBOs and NOD.

    Should I consider investing outside of Los Angeles, where it is more of a 'buyer's market'?

    You mentioned I should be buying houses at about 50 scene on the dollar?

    What area would you recommend outside Los Angeles?

    The main reason for me is because I keep getting stuck with unethical investors. I've been screwed out of a deal many times. I think I would be great for the industry with my internet marketing skill as well as a 10yr mortgage background. MY FEAR IS TO GET SCREWED AGAIN BY ANOTHER INVESTOR. Please help
