One of the biggest mistakes that top agents make is that their real estate marketing is all about themselves. To get the best return on your advertising, you need to understand what kind of marketing message is going to connect with different types of prospects.
For example, Buyers want to know how to find a great property at a cheap price. Sellers want to know that you can sell their home fast, how much you'll sell it for, and what kind of things you'll do for them that other agents won't.
But that basic messaging won't always win the sale. You need to start developing different ads that are geared towards even smaller segments such as first-time buyers. Then those ads need to be served up in a variety of channels including the internet, signs, flyers, radio, TV, and display ads.

If you're an up and coming agent, you're going to need find ways to make yourself bigger than you really are to take on the top agent. Use terms like, "the most aggressive agent in town." Market yourself as a team -- your lender, title rep, part-time admin, and other agents in your office are your team. Market cheap and market everywhere by leveraging internet marketing for real estate.
