I have had a few opportunities to represent Buyer's on properties that are listed in the MLS but the Seller's are basically representing themselves. In those instances the Realtor for the Buyer ends up a negotiator as well as a counselor to some degree. In a recent transaction I represented a foreign buyer who is a novice at buying property in the US and, as a result, faced many questions with regard to the process and the paperwork. He was under the impression that the seller is obligated to make repairs to a property based on inspections. I explained the process of negotiating repairs and set about negotiating with the seller on the repairs that the buyer was asking him to make.
