I am a Realtor and I went through the exact same thing you did mentally. Paid my bills on time, thought I can't give up there must be a solution. Wasted a lot of money and time and in the end it came out to me today signing the house over to the bank I have come to grips with this and happy not to be dealing with it. I don't have any money in the house pulled it all out before the bottom, but was still trying to save it.That mentallity I want give up, loan mod was trying, in the end i had it.
