What does OCF do?
* OCF locates properties through bank

relationships (REOs), distressed sellers, and

other sources. We then purchase these properties

for between 50% to no more than 75% of their

value and only on demand from and for existing

clients or for our own portfolio and after a

period we sell them to our clients, other

investors or end users.

* OCF borrows funds from private investors like

you to purchase the properties.
* OCF sells the properties for profit in the

wholesale or retail market, depending on the

property.
* OCF provides either the property management or

listing services, depending on the type of

investment strategy, after the purchase.

What Are The Initial Steps?
* You apply to be a Private Lender with OCF
* You have cash available for immediate use.
* (or) You call your preferred Trust Company and

set up a self-directed IRA. (We can recommend one

if necessary)
* You receive updates and announcements of

available lending opportunities with OCF and opt

to either "pass-or-play"

Private Lender Protections

as collateral for your $75,000.00 Loan.
* 1st Lien or Deed of Trust
* Named Loss Payee in Home Owner's Hazard

Insurance.
* Additionally, You, the Private Lender receive

OCF's Secured Promissory Corporate Note for your

Loan amount.


Steps to Fund a Deal(Private Lender Using His

Own Cash)
* OCF prepares note and deed of trust
* You review all documents for accuracy and

approve the paperwork
* You email or fax documents back to OCF, who

delivers to closing agent or attorney
* OCF emails or faxes you its executed Corporate

Promissory Note.
* You send funds to closing agent, attorney's

office or OCF to close on the property with OCF

as buyer
* Closing agent or Attorney record and sends you

your deed of trust and all other closing docs.
* OCF direct deposits or mails you your

corresponding interest payment at day 30, 60,
