Motivated seller generally means motivated agent. If the seller is motivated, why not say it? If you are priced right, you should sell in a short time frame right? Beautiful is a terrible word to use.

Just because a sign rider or a remark says "Home Warranty" or "1 Year Warranty," that doesn't mean the property has defects or problems. Nowadays, almost every single home sells with a warranty. I think a home warranty is a good thing, not a bad one.
