@22ratshot Also that is not considering other problems which there usually is and if the structure is actually sound enough for the work. If there is termite damage, rotted joists...then they have to be replaced. If the floor is sagging that is usually a sign that there is not enough support underneath. That might need to be addresses as well. Id get someone over for a free estimate...it doesn't hurt. Mater a fact call a couple different contractors to get dif opinions.

@22ratshot You have to totally gut the floor and "sister" 2"x6's" all the way across every joist to make a level floor. Use 3 inch screws and liquid nails to prevent creaking. After you have level joists you can instal 3/4 inch plywood (single sanded sanded side up).
You might want to contract the work out. To do what I said without installing the hardwood should take 1 day in a 150 square floor room max. 1/2 day demo 2 hours to sister the boards two hours to instal the plywood.

Instead of blind nailing manuallyi, why not use an pneumatic nailer ?? Results are the same.

predrill and face nailing 4 rowes at each wall every 6 in ? i guess they are making it look hard so you'll have them intsall @ $4 a sq.

I have an old house that was built with no subfloor. The floor is sagging in places. Could I put plywood on top of the old hardwood or under it, or do I need to tear out the old hardwood floor and start over? I want to finish with a hardwood floor in some places and carpet in others. Anyone please.

@barbershop22 I agree I rarely face nail the last couple rows only if its really crooked and I don't have a good wall to clamp and pry against. I usually just shoot at a 45 degree into the tongue until my gun won't fit anymore. Then I will glue the tongue and grooves including butt joints, then I liquid nails the bottom of the boards and install all the way to the finishing wall and put in spacers to keep tight until dry. Boom done w/no face nails.

use # 15 felt paper - overlap 3 inch . or # 30 felt paper edge to edge and tape with duct tape
do not use the rosin paper !!!!!!!!!!!!
and any crooked boards - can be used too
in middle of floor . or for starters , and end pieces
also use 18 gauge finish - trim gun - nail at 45 in tongue , than surface nail last two , sparingly - use liquid nails , shims and some weight . also when you cut place the floor piece finish side toward you , and the back against the back fence -
