This video presentation profiles the work required for the design and construction of a single storey side return extension.
Sigma Builders was approached to design and build a new extension and to refurbish the existing ground floor living space of this Victorian London mid-terrace house.
Sigma Builders has an integrated design team to maximise the service we may provide our clients. Through close communication with each Client from the project's inception we can best develop a detailed CAD proposal of the agreed design and then translate this seamlessly into a finished built product with our skilled team of builders.
The Client in this instance had a specific brief to demolish a poor quality existing lean-to and open up the general internal living space on the ground floor of the house.
A Planning Application was submitted by Sigma Builders to the local authority Planning Department for approval. Building Control was also notified of the anticipated programme ahead of Works commencing on site. Party Wall Awards were required between the owner and adjoining neighbour for the excavation of new foundations.
Sigma's skilled team of builders quickly and accurately erected the supporting structural walls of the new side return extension. The extension was built using high density engineered blocks with good thermal value and compressive strength. A damp proof course above the foundation line ensures that moisture from the ground cannot rise up into the new structure.
A traditional timber frame roof was then sprung off the new walls, back to the existing side façade of the house. The new roof is sloped away from the line of the house to drain through a gutter concealed in the new blockwork wall. The roof is then insulated and tiled using low profile ceramic tiles.
The house was externally rendered and painted white to visually tie in the old and new. Timber decking rises up to meet the new glazed opening and connect the house with the lowered garden.
Internally the house has been finished using a calm palette of materials and to a high standard. Seamless timber flooring, solid block colour and clean lines are accentuated by a simple and crisp lighting layout that lifts the space and revitalises this London home.
