Recently listed. Home owner plans to sell the "Lake Oswego House" to the highest bidder on Sunday, September 7.
In order to lure potential buyers and investors, the owner is asking $162,400 below market price. How did he calculate the discount? "I am not using a broker or paying a 6% commission," says the owner. "Usually the savings or $24,594 in this case, would go into the seller's pocket. Instead, to sell quickly, I am cutting the asking price the entire $24,594 plus an additional $137,806 for buyer incentive"
The owner says that, the home must sell fast. "If the home was listed with a broker, it would take months. And then the final selling price would traditionally be 5% below the listed price.
Therefore, I reduced the price. The owner is asking $247,500 but admits he expects to get more. "I know the house is worth far more than I am asking.
I believe the free market will dictate the true value. The only homes I found more attractive or more appealing here in Lake Oswego are listed for $450,000 and up.

So the homeowner wanted to sell "FAST" so he decided it was FASTER to sell FSBO....hmmmm. Seems backward to me. So tell me, how did the auction go? What did it sell for?
