INTRODUCTION TO TOPIC:

A mechanics lien is a hold against a property that essentially holds your property hostage. If the owner of a property does not pay someone for the work done on the property, the person who is owed money can place a hold on the property and subsequently sell the property through foreclosure.

Those allowed to use this remedy can be an unpaid contractor, subcontractor or supplier. Our office has represented both property owners and contractors in mechanics liens and know that it can be a difficult process.

The WSGVAR meeting on March 19, 2009 will deal with this interesting and dynamic area of the law.

This lecture should be attended by real estate brokers, agents, mortgage consultants, lawyers, and anyone involved in the real estate industry.

Mr. Cheng leads a team of distinguished attorneys in Los Angeles, California. Mr. Cheng has an extensive background in small to large business operations and commercial realty transactions. He has counseled individuals and businesses at all levels in a variety of transactional and litigation matters, including contract, landlord-tenant, land use, employment, franchise law, fraud, business immigration, products liability, trademark violations, construction defect and general torts.

Prior to practicing law, Mr. Cheng served as a judicial extern to Judge Roy Paul and Commissioner Maren Nelson in the Superior Court of California, Los Angeles. Mr. Cheng was also a seasoned mediator with the Superior Court of California and Los Angeles City Attorney's office, mediating over 50 cases ranging from complex civil litigation to personal injury.

Mr. Cheng has traveled extensively through Asia and is a frequent lecturer at the universities there. Recently, he was a guest lecturer at Beijing University's School of International Studies. He is fluent in Mandarin.

A contributor to news outlets, Mr. Cheng writes articles for the Chinese Daily News, Taiwanese Daily News, Chinese Biz News, Asian Weekly, and Vivid Magazine. He is also a legal commentor on Phoenix Television.

Mr. Cheng is a member of the California State Bar, Los Angeles County Bar, and Taiwanese American Lawyers Association. He was also the 2008 President of the Arcadia Kiwanis Club.
