Oakland Hills residents have filed a $115 million claim against SunCal's financial partner for their Oak Knoll project, over what they perceive as a "severe and imminent" fire risk represented by the overgrown brush and vegetation, and partially-demolished buildings at the project site.
Residents have identified eleven fire hydrants that provide no water when opened up, and have questioned Oakland Fire Department plans for fighting the fire on the 160 acre site.
Residents say that when SunCal took over the land, they immediately began demolishing serviceable and habitable buildings, possibly in violation of City law, before they had an approved development plan. (The presumed reason for doing so is to deliberately "blight" the area to make it look as bad as possible, and then use photographs of the site to show how "blighted" it is, to make it easier to get development plans approved by the government and residents.)
When Lehman Brothers collapsed, SunCal had no other source of money to maintain the site to keep vegetation cut back and finish demolishing the buildings.
