Why do posters always say "rare recording." It's become a cliché. Nothing rare about this selection at all, it's been posted in 100 places. Now they are not even satisfied with "rare" they proclaim "extremely rare." Fooey.
It may have been in "the movie but not "from" it. The song was written in 1918 and was first a big hit at that time and in the 1920s. Any more than the song "Dixie" was from the movie Gone with the Wind.
Mario Lanza singing Irving Berlin? Can't get much better than that!

Irving Berlin's 1915 song featured in the 1946 movie "Blue Skies" starring Fred Astaire and Bing Crosby. Such a great world treasure.

Almost identical to the Allan Jones/Dennis Morgan version in the 1936 film "The Great Ziegfeld."
