This winery is located in Lockport New York and consists of eighty acres on the bench of the historic Niagara Escarpment, located minutes from Niagara Falls, Buffalo Airport, and Lake Ontario.

Located on the grounds is a 13,000 square foot winery that includes a high end tasting room with artist gallery, restrooms, labs, offices, processing areas , storage, and a new kitchen which will have its own garden to supply fresh vegetables and herbs.

No expense was spared in the materials to build this winery or equipment used to produce the world class wines at this facility.

This very unique Microclimate was deemed the next Vinifera grape growing region in New York State after a year long study conducted by Cornell University.

The area offers the tranquility of country living with hikes across open fields and thru the forests of the Escarpment.

It is steeped in history with the folklore of slaves running under the cover of night along the escarpment, across the Niagara River and into the safety and freedom of Canada.

They have won internationally recognized awards due to 
the area's similarities to the Burgundy area of France.  This means 
a cool climate, two hundred day growing season and heavy clay over 
limestone sloped soils where pinot noir can show concentrated 
flavors and an unmistakable minerality.



They also grow other Vinifera varieties that include Cabernet Franc, Cabernet
 Sauvignon and Merlot as well as white varieties include Riesling and Chardonnay.

They have also included Champagne clone selections of
Chardonnay and Pinot Noir with plans of producing elegant sparkling wines in future vintages.




An interesting fact is that root growth from the Champagne area of
 France was transported here for safekeeping from war torn Europe.

They have actually patented the name 'Seanpenoise' after co-owner Richard 'Sean' Manning.

There is also a 1000 tree apple orchard and an additional 50 acres that can be planted with grapes to supply increased sales demands.

Sales for 2011 should be around $300K. With the addition of the new kitchen, new liquor license that will allow on premise consumption, event and wedding rental we should see growth to $500K.

There is approximately $1M worth of wine inventory currently on hand. They have starting to custom crush and supply other wineries product so in the near future this should add about $350K to sales.

They now only allow 3% wholesale to liquor stores and restaurants, so increased wholesale business can add new growth potential to this side of the business.

The winery has also planted an acre of grapes used for training purposes in a two year degree Viniculture Winemaking course offered at a local college to give students a hands on experience of wine growing techniques.

Students are trained using the winery equipment and experience. Class registration has doubled since the conception of this unique program.

Also Located on the grounds is a beautiful 2 story stone house built in 1826
that is in the process of being restored to its original grandeur.

It features 12 foot ceilings and plantation style windows on the ground
floor with a flow through grand living area all with cherry wood
floors. 

The grand foyer leads into a large living room with
adjoining formal dining room with butlers pantry leading to the
kitchen and mud room with elegant powder room for guests.




The spiral staircase leads up to the second floor with 3 bedrooms, 2
bathrooms, one en-suite, and a huge attic room at the top of the house, with visibility on a clear night to the lights of Toronto
would make a great master suite.

It also has a separate garage which is currently the working studio of the artist/philanthropist Richard Sean Manning who has purchased
a nearby property to relocate his growing art collection and studio
to in the spring of 2012. 

This new property is planted with 45 acres of Pinot Noir grapes which is available for lease to the winery along with 10 acres of hops that is planned in the spring of
 2012, perhaps for a micro brewery.




There is also a rustic barn that was built in 1826 and lovingly restored by the Amish in 2007 that customers fall in love with that is booking into 2013 for weddings, events and reunions.

It also offers a place for the community to gather for barn dances and art shows and has plans to produce 'Shakespeare in the Barn' theater productions.
