Recently listed. Home owner plans to sell the "Tualatin House" to the highest bidder on Sunday, May 11th.

In order to lure potential buyers and investors, the owner is asking $62,400 below market price. How did he calculate the discount? "I am not using a broker or paying a 6% commission," says the owner. "Usually the savings or $18,894 in this case, would go into the seller's pocket. Instead, to sell quickly, I am cutting the asking price the entire $18,894 plus an additional $43,506 for buyer incentive"

The owner says that, the home must sell fast. "If the home was listed with a broker, it would take months. And then the final selling price would traditionally be 5% below the listed price.

Therefore, I reduced the price. The owner is asking $252,500 but admits he expects to get more. "I know the house is worth far more than I am asking.

I believe the free market will dictate the true value. The only homes I found more attractive or more appealing here in Tualatin are listed for $350,000 and up.
