and don't forget about security deposits. This is a very tricky area as well. State laws vary but landlords must meet certain requirements or forfeit the deposit no matter what the tenant damaged. You can't just claim damage and keep the tenants money. Many landlords fail to follow the law and wind up being sued by tenants and losing.
