There is an opportunity to do Cost Segregation up front, early on in your project so you can save a lot of money on your taxes. In order to take advantage on this Accelerated Depreciation, the IRS says that over a 5 year period, different building components (such as light bulbs, light fixtures, light switches, wiring, etc), are allowed to be depreciated over a period of time MUCH less than the standard Real Estate Depreciation of 31.5 years. This offers GREAT potential for YOUR company to save a lot of money! To take advantage of this and get the most bang for your buck, you should team up with a contractor that specializes and has worked with a Cost Segregation Specialist in the past, and work with the subcontractors up front before you hire them. Give them the break down that you need so you can benefit from this process the most. If it's done correctly, you'll benefit by saving the most amount of money, and if the IRS audits you at some point in the future, you're going to have good quality back up documentation that you can present.
