http://www.thearlingtonhomeinspectors.com - During this home inspection by A-Action Home Inspection Group, our inspector discovered several defects with an electric water heater at a 27 year old home in Arlington, Texas.
The inspection of the water heater revealed several safety related defects that ideally should be corrected. Some of the defects that were discovered during this home inspection are as followed; the lack of a discharge pipe on the water heater temperature and pressure relief valve, spliced wires at the top of the water heater, electrical wiring that was not properly covered with conduit, the water heater was installed on the garage floor along with several other defects that will be reported.
This video also assist in teaching the viewer how to determine the age and size of the water heater.

  • ummmmm.....that's an electric water heater, not gas or oil.....why does it have to be 18 inches off the floor???

  • Im more concerned that its armored cable, and the water heater has its 240 red line to a neutral line (not marked in black tape that its a hot line).

    Also since the ground Im sure, its via the tanks interior which would ground to the armored cable the water heater is ungrounded. So if it does leak and spray onto the floor you will step in the puddle, and touch the ungrounded tank. FUN 240 Volts.Yeah Baby.enjoy that 80 gallon tank.

    PS electric water heaters need not be 18 inches for the floor

  • I noticed that the cold water ground connection is on the hot water pipe basically negating the protection to the electrical system.

  • Looks like Henry the Handy Man installed that water heater.
