In this clip, the planning commissioners realize that any land used by Point West's commercial marina operation, should be excluded from the residential density calculation of the PUD. At this point in time (April 2011), it is understood that the marina plan will require approximately 1.40 acres of land. Factoring this reduction into the township planner's (albeit flawed in favor of the applicant) calculation, reduces the legal maximum residential density of the PUD down from 43 to less than half that. Then if you omit the 3.5 acres of unusable dune, the allowed density shrinks to a total of only 10 units.
