This company is a fraud! They sell you memberships anywhere from $3,500 to $30,000 promising you and telling you that you can stay UNLIMITED NIGHTS FOR FREE BUT ALL IN ALL AT THE END IS ALL A COMPLETE FRAUD.....They just rip you off....Avoid them...Trust me, if yo do not want to loose your money ...

I didn't buy my timeshare as an investment and am willing to pay reasonable maintenance fees every year. BUT, Diamond Resorts purchased the Point at Poipu property a few years ago and have raised the fees unreasonably each year. This year, we were given 2 months notice to pay $3500! No option to pay on a payment plan - either pay it all immediately or be foreclosed on and ruin our credit! We can't sell the timeshare and we can't pay. This type of extortion should be illegal!
We have a Royal Holiday membership and love it. In two years, we have travelled to Puerto Rico (condo), Punta Cana (all-inclusive), CanCun (all-inclusive), Cozumel (all-inclusive), Ixtapa (all-inclusive), San Jose del Cabo (condo). We're going to Cozumel again for a diving trip this Thanksgiving and have a condo booked in Puerto Vallarta for New Years. The service that we have received at each of these locations has been very personalized and attentive.
We are presently in Punta Cana and just attended this presentation. We were told it would be about 1 hour, however it ended up lasting 2 and half hours! They are very good salespeople. Since we never buy on the spot, we told them we needed the night to think about it. Thank you for this investigation. It made our decision so much easier!!
Wife and I Just got back from vacation with Royal Holiday and they did the your membership does not include suites only studio rooms and only at Royal Park. I told them but when my wife joined and paid the $3700.00 member fee we were told we had access to Grand Royal and the villas we only had to pay extra if we wanted to those rooms. We got stuck with a studio in Park Royal for $820.00 7 day stay.Rooms go for $160.7 day stay for this time of month.Do not buy this Program it is a rip off.
We bought about 5 years ago and it`s been a nightmare ever since. Our maintence fees started at $350 and year and weretold they would never go up. Now they are $500 and will be even more if a hurricane hits any of their hotels. The hotels we`ve stayed at are awful. Their all inculsive hotel charge you $60 per person per day and you have no choice but to pay it. Stay away from this company.

We have been Royal Holiday members for 15 years and are completely satisfied. Even now as I type I am on the oversized balcony of my suite at Park Royal Cozumel. We have upgraded our membership twice. But let me warn you, if you are not going to take a vacation EACH AND EVERY YEAR, DON'T BUY A TIMESHARE - points based or otherwise. If you are like us and make vacations a priority in life - then consider it. Those that don't vacation yearly are disenchanted by having to pay the yearly fee.
