.its more realistic to say that the 22,000 represents 19,000 agents for BPOs...and 3,000 Appraisers. But aint nobody really "saying" it because advertising 22,000 appraisers sounds and reads, a lot bigger and badder. :)

There is now a "Bible" of customary and reasonable fees. It's published by Dave Biggers from a la mode. The median 1004 report across the country last year was $351.00. The report is broken down by county...maybe Coestar should use this as the basis for fee payment. That would be fair.

Does the appraiser has to spend his time by clicking for new orders or Coester emails them manually?

We don't post fee's because there is not set fee. Everyone get's paid different depending on the market area, complexity of the report and the fee the client pays.

What are we looking at when we say fair fee? I have checked your application documents and there is no fixed fee stated. Is that to compete appraisers and have them make dramatic discounts?

Oh, and by the way, banks were getting 1,000's of appraisals ordered and returned quickly before AMC's were around. Post HVCC most of the big banks simply set up that operation as an AMC, overcharged the consumer and ripped off the appraiser for the same amount of work......nice profit center!

All underwriting should be in the hands of the lender since they have skin in the game and most AMC's only offer fill in the blank "review" work. If you're advertising that you actually do appraisal review work, it would be necessary for your company to have appraisers on staff that have geographic competence in EVERY area of the country....not possible. Mercury network, Encompass, etc. can connect the lenders to appraisers at a very low cost.

We actually do have staff appraisers in every state that get paid per review and automatically get sent the appraisals they are suppose to review based on there coverage area. They have access to the local MLS and live in the area. They are not on salary and are independent fee appraisers that do review work during there down time. We have found this to be better than a underwriter reviewing and much more accurate.

Unless you pay appraisers a fair ($350+ in most areas of the country) fee, you are just another greedy AMC that adds nothing to the process.

AMC's add significant value to the process. Imagine getting 1,000 appraisals inspected, reviewed and paid for in 5 days. This kind of service lenders need and is what an AMC can provide among other things.
